True Escrow Collection
This agreement provides the  services as detailed below and also includes management of your original documents.   We will maintain all original documents  necessary to release the obligation.  When that obligation is paid in full we will then forward them to either the county auditor for recording (if the collection is a Real Estate Contract) or to the trustee named on the original security agreement (if the collection is a Note secured by a Deed of Trust) for completion of the Full Reconveyance. 

Straight Contract Collection
This agreement provides the services as detailed below and should be used by parties who intend to have rents,  road maintenance, water agreements, unsecured agreements, homeowner's association dues, leases etc. collected.  NCCI would not hold any original documents for this type of collection account or be responsible for recording any release documents when the contract is paid in full.

Authorizes electronic payments from the buyer's checking or savings accounts

Used for IRS tax reporting for both parties (required on interest bearing accounts)
Agreement Descriptions
This is the release document that must be signed, dated and provided to the Trustee of Record to remove the lien (recorded Deed of Trust) from the record title of the property.
